§ 36-31. Improvements.

  • (a)

    Before approval of any final plat within the jurisdictional limits of the town, the subdivider shall install street, utility and other public improvements as required by this article. If such improvements are not installed as required at the time that the final plat is submitted for approval, the subdivider shall, before recording of the final plat, enter into contract with the town agreeing to install the required improvements and shall file with such contract surety meeting the approval of the town in an amount equal to 110 percent of the cost of the improvements as estimated by a certified engineer and approved by the town as a guarantee that such improvements will be completed by the subdivider not later than one year from the date of recording of the final plat.

    (b)

    Before final approval of any plat the subdivider shall install survey monuments placed in accordance with the requirements of G.S. 39-32.4 and the regulations of division 4 of this article.
